Villa Grazia is one of Sicily’s gems, built back in the late 1800’s between Modica and Ispica, this villa contains a lot of architectural detail (characterised by the Liberty epoch), and history. Some of the internal areas still have Venetian style affresco’s depicted on the walls.

The villa is built on approximately 5.5 hectares of land (approx. 55,000 square meters) and consists of a total aggregate internal area of 2,970 square meters. The land contains other external dwellings such as stables and a small chapel.

The entrance of this consists of a long drive-inn leading to the villa and other external areas hosting various gardens with Mediterranean plants, tall palm trees and ponds.

While the building is still structurally sound, the interiors do require a lot of attention. So in all honesty, the only drawbacks are refurbishment and restoration costs. On a positive note, however, there aren’t many properties of this calibre so in the long-run we believe this property will offer excellent returns on investment.
